Difficult to germinate but these tips will give you that beautiful permanent lawn!
I was looking for a lawn that was low maintenance and could also grow in salty coastal regions for my second home. These seeds work and the turf it produces is very nice and soft. I love that it continuously spreads out and fills in other areas. I successfully grew the Zoysia in both Northern Virginia (near DC) and coastal central Virginia (Northern Neck) ranging from loamy, very hard, and sandy soil. The seeds may seem difficult to germinate but with some tips from my own failures and successes, you will find it is not so hard. Besides following the instructions provided by the manufacturer, these are things I highly recommend and found needed. I have also included pictures of the growing process to help you identify what Zoysia looks like. -For the regions I planted in, you can start planting in June and July. Try to kill all grass and weeds a couple of weeks before so you do not have to deal with a bunch of weeds and grass trying to grow back (use Roundup or glyphosophate). -Clearing and tilling the ground will promote a LOT of weeds to grow so I recommend these post-emergent weed killers that are Zoysia safe. 2-4D w/ Trimec (for most common weeds), Quinclorac (crabgrass), and SedgeEnder (if you have nutsedge). I have applied these at seeding and after germination with no ill effect. -Test your soil and use some starter lawn fertilizer to help the grass grow quicker. Fertilize again in about four weeks after planting with regular lawn fertilizer; this will help the grass grow much quicker. If your soil is really sandy or hard, I recommend adding some topsoil. -Use straw for slopes to prevent the seeds from washing away; use enough so that you can still see the soil below. Otherwise for flat land, rake or lightly spread some top soil over the seeds. Just make sure you pack it down with a lawn roller which will help keep the seeds in place. I have found that the seeds do not really need to be completely submerged into the soil if you water often and keep it moist. -I watered with water timers and sprinklers. This is one of the MOST important aspects of successfully germinating the seeds. DO NOT use sprinklers or hose nozzles that have very course droplets. Originally, I used impact sprinklers (tried 4 different brands) and had almost a 100% failure to germinate. The course water and side shooting nature of impacts causes the seeds to either sink into the soil or get washed away. I recommend sprinklers that simulate light rain (continuous spray, spinning or gear drive sprinklers). Because you are planting in the summer, on very hot days, you may need to water four to six times for about 4-5 minutes depending on your sprinklers. If the seeds dry out, they will die. Remember, you only need to keep the very surface (half to one-inch depth) moist in order to germinate. Watering too much will either drive the seeds deeper into the soil or wash them away. -If you successfully germinated the seeds, you will begin seeing them in about two to three weeks. Some will continue to germinate for up to four weeks so keep up with the watering! They grow super slow compared to other grasses and weeds so be diligent in removing the weeds. You do not have to be surgical in their removal; just make sure that they do not cover the seedlings. If you do not wish to use chemicals to constantly kill the weeds or manually removing them, use a reel mower to keep everything at 1.5 inches. You may even cut shorter if your zoysia has not reached that height. Keeping the area at 1.5 inches will allow the zoysia to grow and helps promote lateral growth later on. Crabgrass and clovers will most likely be the weeds you face. -Once four weeks has passed. You can water the grass as needed. I normally water every 3-4 days for about 30 minutes per area unless it rains. Water deep so the grass will have deeper roots! You will know if the grass needs water because the leaves will curl and look spiky instead of normally looking like blades. -After about 8 weeks, the grass should be really hardy and not require much maintenance. The grass will start shooting out rhizomes and filling in areas. Keep watering as needed. Hopefully with some of these tips, you can successfully grow your lawn too. The most beautiful grass in Charlotte NC
So I get how people write the negative reviews. They are people who have not done their homework nor understand the work required. First, I have bought this product several times for a couple different homes. It is the envy of every neighbor. The neighbors were so jealous that tbey would throw trash in my yard and purposefully send their dogs in my yard to urinate. Lk. One neighbor even purposefully grew his entire front yard with the weed Dallas grass which is a nightmare to neighbors trying to grow this grass. This is the most gorgeous plush green with fine leaves that you ever see in a grass. The other Zoysias like Amazoy cannot compare. The neighbor who I grew to despise and the reason I moved, would let his yard get so long the Dallas grass seeds would blow over. Once my yard established it kicked that Dallas grass to the curb.It ate the Dallas grass for lunch. Know Dallas grass has one foot deep roots and is virtually unstoppable when it spreads. I had to be persistent spending hours in 100 degree heat pulling out Dallas grass by hand making mounds of weed piles on my driveway. This was because Zoysia is so darn slow to grow and takes 7 months before you see a hint of anything. When it starts to come up it is magnificent and exciting to see. Well worth the wait. The bare spots from where the Dallas grass was you ask? Use Pennington Annual Rye grass to fill the spots in tbe cooler weather and for the dog urination areas. The neighbors get so annoyed that there hatefulness didn't work. The annual rye dyes when it gets hot and the Zenith takes over and spreads from underground. Remember that all you have to do is get it started in some areas and be willing to wait. It is highly intelligent and will win if you let it. I even mixed bermuda in too and said may the beat grass win! The bermuda was faster in spreading but has ugly creepers/ runners.The zoysia won even though it is slower - it is like the turtle in the turtle and the hare. I didn't have the money to go the mile that the other reviewer wrote but he is correct in his procedure but it takes so much work. This is the lazy way but you have to have a couple years to wait if you just throw it down. I would scalp your lawn as short as you can mowing it yourself on the lowest setting bagging the yard waste then throw it down. I started in June with throwing it down and in December now I see the gorgeous Zoysia establishing patches in the front yard at my new house. The Bermuda is all white. I just sprayed the weeds in the yard today December 11th in Charlotte, NC. I know come summer the Zoysia will be ready to rock and roll and spread more once the warm season hits again. I am willing to wait. Will fertlize the heck out of it in March and April. But not too much as not going to burn it. They make special liquid fertilizer just for Zoysia as it is particular. This grass never needs maintenance or chemicals and will be green 3/4 of the year and if you want green grass in winter just throw down Pennington Annual Rye grass every winter!

Water twice a day
This seed works, but you have to keep it moist. It grows slow. So stay with it. I watered it with some new soil I put down twice a day and it filled in a patch of my lawn that was completely dead. I will have to do it one more time to get the patches I missed. But it works, the seed was very good.

Want Sedge? This is the Product.
First, I think the price is high but that is not the (central) reason for my low rating. No, rather it is the mixture of sedge with the zoysia. I have two contiguous plots, in each I planted plugs, but about a month apart. On one, I decided to over-seed and bought this product through Amazon. After it germinated, and again this was on only one of the plots, the sedge started to appear. I contacted the supplier and they stated that heir product is independently evaluated. They suggested that there is a chemical sedge killer which I tried, and it generally works, but you need repeat applications. Their alternative suggestion was to let the zoysia grow and crowd out the sedge. Unfortunately, at least on my lawn, it’s the other way around. The sedge has a very dense root system and the zoysia has a difficult time maneuvering through it. That led me to a third solution, which was mine not theirs, and that was (and is) to did up the clumps. And just to be clear, the supplier of the plugs was the same vendor, the only variable was that one plot was over-seeded, the other was and is growing on its own, and without sedge. I’ll take their word for the outside testing and chalk this up to poor quality control. But, all in, all, my assessment is avoid. If it had been a five percent problem, it would not have been an issue.

Could make a nice lawn
Took about 8 weeks to germinate. So lots of mud from the dogs coming in from outside. Was afraid to use preemergent weed stop. Planted when soil temp reached 75 late March(south Texas). Have a good 50% coverage with sparse weeds, the other 50% is heavy weeds. I don't have a green thumb, so could be me. Roughly 1000sqft yard. Followed all instructions. If I were to do again, I would definetly use a preemergent of some kind. It is mid July and I really like the look of zoysia, and love the way it feels. But I can't recommend growing from seed. If you can afford it, sod would be easier.

So far so good!!
So I was very pleased with how this seed arrived packaged, how the seed itself looked, and that it was obviously very fresh. I know this because the test date on the back of the package was the same month that I ordered it (Jan 2019). I am very happy because I am about 1.5 weeks from spreading and I am just seeing lots of tiny sprouts popping out very uniformly across the area it was spread. So 5 stars? Well at this point I feel like the seed company has done their job. They provided a good bag of seed and they are obviously good seeds because they are all sprouting. The survival of the grass is on my shoulders now. A little tip for good results from my experience below: I prepped my ground as directed, and spread the seed along with a good starter fertilizer. I won’t tel you how to do all that because there are plenty of other reviews that already cover that and plenty of resources online as well. One thing that isn’t often covered, and I think a lot of people don’t think about, that was important for me is BIRDS!!!! So from past experience I know that in our area there are flocks of small finches that travel around and eat seeds (usually off growing grass stalks) wherever they can find them. In the past they have come through and pretty much vacuumed up entire areas of seed I had spread. Vacuuming up all the good $$$ I spent on those seeds with them!! So expecting this to happen I tried to bird-proof my work a bit. After I spread the seeds I put on a pair of gloves and just very light “swept” the top layer of dirt with the flat open palms of my hands. Making small circular “wax on, wax off” motions. You want to do this very lightly. All this does is cover about 1/2 to 3/4 of the seeds with a tiny bit of dirt to hide them from the birds. The birds still come and sit and eat, but they get what they see and move on. This leaves a lot of seeds to still sprout. And yes, I have tried flags, and whirly birds, and several other methods to keep the birds away. The finches are smart and persistent. Once they watch something for a bit and realize it’s not alive they move right back in. Often sitting right on top of your deterrent, mocking you!!! Anyway, my hand sweeping has paid off with lots of little sprouts this time, just hoping the keep growing!! Good luck and enjoy your new lawn!!

Patience and Persistence
Seeding takes some planning, effort and patience - but so does putting down sod. I've seen a lot of posts on here where seeding did not work for the users. This is what I did and it worked great in my area....South Central Texas (Hill Country). My yard was struggling with weeds since installation. I read up on various grass types to replace my Buffalo grass for a number of reasons, but mostly because the weeds were loving the area more than the Buffalo grass. So I was replacing a lawn. I priced pallets of grass...$1000 to cover the area in full. So purchased half of what I needed just to see how the Zoysia would do in my area. It worked great. Bought from THD, put it down, then watered it for 10 minutes, 5 times a day until it started growing in and became full...this took about 6 weeks. Then cut back slowly to current 2 times a week in our 100 degree summer. I did not want to spend another $500 if I did not have to, so purchased this seed for $80 and gave it a try. 1. I used Roundup, 3 treatments over 4 weeks to make sure everthing was dead. 2. I put down a pre-emergant weed preventor (I was nervous in doing this thinking it may keep the Zoysia seeds from taking.) 3. I did not till, but put 2 inches of top soil with built in nutients down. 4. I raked in enough seed to cover 2 times what I needed. 5. I set my well water to come on for 10 minutes, 5 times a day to keep the top soil moist. After 5-6 weeks of this frequent watering, I cut it back little by little each week to the current level of twice per week (30 minutes each time). This should encourage deeper root growth. By fall, I will cut back to one per week until winter. 6. I frist saw grass coming up after week 2...then little by little taking 2 months before it was filling in. 7. 3 months later it looks healthy and no weeds despite the heavy watering - the pre-emergent worked. I doubt many people would recommend it, but if you cover the pre-emergent with enough top soil, it should just seep down into the dirt below it. Photos at 1 week, 2 weeks, 7 weeks, 11 weeks. I just used the rest of the bag to plant a 900 square foot area in the front of the house. Less sun, and probably not enough seed to cover (about half of recommended), otherwise same process. I will let you know how that works.

This grass is not easy to grow! However, it looks beautiful once established. Inherited a uninhabitable backyard when we bought our house and I decided on doing a complete lawn renovation (search Ryan Knorr on YouTube) guy gives great advice on lawn care. DAY 1: Got my yard to this point by tilling the entire yard, getting rid of major roots, and literally sifting the sand (we had broken glass everywhere) then leveled the yard by adding some organic top soil (20 cubic yards) and flattened with a lawn roller. Check out the Level Lawn Rake for easier leveling. Day 8: After watering everyday for 15 minutes twice a day (minimum) seeds started to germinate in some spots. As you can see the seed doesn’t need to be pushed too far down the soil. I also added a Scott’s lawn started bag the day I seeded (blue pebbles) gives the grass a nice boost. I laid a light amount of hay to keep the soil moist. Don’t let it puddle and drown your seeds. Day 11: The watering continues! My water bill has never been this high lol. Water at least twice a day as some seeds are still germinating. Avoid using impact sprinklers as these will sink your seed too far into the soil. I used a rotary sprinkler, they mimic rain drops. If you have a sprinkler system set it for twice a day or more depending on how hot it is. I live in central Florida and it is brutal here. Keep watering Day 17: after removing the layer of hay you can see more spots filling in, at the same time you’ll also encounter weeds! These pesky grassy weeds are crabgrass and nutsedge. I left them alone for the most part unless they were covering the new grass blades from getting sun. I avoided stepping on the lawn as much as possible. Watering continues! Day 38: The Zoysia grass took off and it’s such a beautiful grass, it has a nice blue undertone which makes it bright green when the sun hits is. Some spots are still filling in and some were washed away by heavy rains My new neighbors also love how it looks. It’s very dense grass which is what I was looking for. I also added Milogranite slow release fertilizer. Zoysia grass LOVES a nice nitrogen boost. Sprayed one bottle of Lawn Food from Simple Lawn Solutions (Amazon) grass boomed after this. Watering only ONCE now for 30 minutes every 3 to 4 days depending on the rain Day 59: FIRST CUT!! I cut it with a Fiskars Reel Mower which is better for cutting such a thick grass like zoysia without harming it. Looks like carpet. The Zoysia is still filling in nice and slowly taking over new weeds that try to come in. Using Sedge ender from Bonide which is safe for Zoysia lawns to help it fight it. Great seeds will buy again when I renovate the ugly grass I have in my front yard.
