I'm very sad to see others have had this same issue and weren't able to repair their units. Review: With Heavy Heart...... - When I first installed a instant hot water unit in a former home, it was operating and needed no replacing in the over 15 yrs. that I had it before I moved. In my new home, I installed the same manufacturer but different style and it made it about 10 yrs, it rusted out and flooded my cabinet under the sink. The next one I installed was the brand I am reviewing and it didn't make it a year. It started spitting hot water and if I turned it down, the water was tepid. So the only way I got hot water was with a good chance of getting scalded. The actuator on the unit is quite flimsy and might have made it a couple of years. I replaced this unit with another brand that had a better actuator. I have gotten 4 years and today that actuator broke, so I am giving up on instant hot water heaters. I have always liked the convenience of instant hot water at the sink, but the manufacturers don't care enough to make a long lasting product. Not only that, they have really increased their pricing and I am sure the product is no better than it was 4 years ago. So I am calling a plumber, have him uninstall the unit and put a shiny new cock hole cover in its place. Too bad, It really came in handy during the drought. I got instant hot water into a bowl to do quick clean ups and didn't have to run the faucet for hot water. We really are a throw-away society and I have thrown away my last hot water dispenser.

Waste of money
