With so many products out there you have a lot of choice. So I tried this for first time, followed instructions and it has done a beautiful job. My patio area has a lovely coat on it and will help prevent stains.

Very easy to apply one coat was good but giving it the second coat helps seals well with a slight shine Quick and easy to mop over quality and very durable seals the grout and avoids stains if using a light grout
